– Off-Campus Housing

– Off-Campus Housing Options:

a)      Apartments

·       Description: Apartments are company-owned buildings and often the most budget-friendly housing option for incoming students.

·       Price Range: $1,300 (Bachelor) – $1,500 (One Bedroom) – Less than $2,000 (Various Configurations)

Common Issues: Pest infestations, including bed bugs, cockroaches, and rodents, due to the diverse range of residents. Noise disturbances during renovations.

 b)      Condos

·       Description: Privately owned units within large buildings or multi-unit houses.

·     Price Range: $1,600 (One Bedroom) – $2,000 (Two Bedroom) – $2,100 (Premium One Bedroom)

Tips: Similar to apartments, verify the housing complex on Bedbug Registry and research Google reviews for potential issues.

c)       Townhouses and Separate Houses

·   Description: Typically, the most expensive housing option unless shared with other students, landlords, or professionals.

·    Price Range: Varies

Tips: As with apartments and condos, check the housing complex on Bedbug Registry and read Google reviews for any previous problems.

Graduate University Housing- 10 Bay

·    Price Range: $1,375 (Room in 2-bedroom apartment) – $2,640 (Premium 2-bedroom apartment)

·  Please beware that this building is NOT FINISHED. Construction is still underway therefore if you decide to live here, expect loud construction noises and unfinished facilities.

 

Health Precautions:

·       Radon Exposure: Monitor for radon exposure, especially in basement apartments.

·       Fire Alarm: Ensure that the fire alarm is functional.

·       Carbon Monoxide Alarm: Confirm that the carbon monoxide alarm is working.

 

Landlord Obligations:

·       Landlords may ask for a credit check.

·       They might request a personal or previous landlord reference.

·       Expect to complete a housing application.

·       Landlords are responsible for addressing pest issues promptly for tenant safety.

 

Renter Obligations:

·       Familiarize yourself with renters’ rights in Ontario, available on the Ontario government website.

·       Pay rent on time.

·       Maintain the property in good condition while renting.

·       Report any issues to the landlord as soon as they arise.

 

Ontario Rental Law:

·       Residential Tenancies Act: This provincial legislation governs relations between landlords and tenants. Note that it may not apply if you share a bathroom and/or kitchen with the landlord (owner) or their immediate family.

·       Landlord and Tenant Board: This provincial body resolves disputes between landlords and tenants through a board process.
